A: Due diligence is the research buyers are expected to do before purchasing land. This includes contacting the county, speaking with us directly, or visiting the property. We strongly recommend understanding everything about the property before committing to buy.
A: We highly recommend that you check the property in person to make sure it’s what you’re looking for.
A: Most of our properties are zoned for residential use, but some rural parcels may be zoned agricultural. Always check with the county to confirm you’re allowed to do whatever it is you’re planning.
A: Once you pay the down payment and sign our purchase agreement, we’ll email you a link to our online portal to set up your monthly payments. On the portal, you can see your balance remaining, upcoming payments and all information pertaining to your loan.
A: As long as you can afford the down payment, anyone qualifies for financing! Note: A small $10/month servicing fee applies to all loans.
A: No. You can pay off your loan at any time, without penalty
A: Payments can be made easily through our portal where can you set up your account, which we’ll share with you when you purchase.
A: All properties were purchased by us with title insurance and have a clear chain of title. Once paid off, we’ll transfer the property into your name using a “warranty deed”.
A: A Warranty Deed is a legal document that transfers ownership of real estate. The seller guarantees they own the property outright and have the right to sell it. It ensures the buyer receives clear title with no hidden ownership claims.
A: Unless our listing specifically says otherwise, there’s no required timeline to start building on your land.
A: Typically, mineral rights are owned by the government or old railway or mining companies, dating back to the 1800s. You can contact the local county office for details on whether mineral rights can be purchased.
A: We can send you the exact coordinates on Google Maps, allowing you to navigate directly to the parcel.
A: Many properties were surveyed in the past, but corner markers may no longer be present. We generally don’t pay for new surveys so we can keep prices low. If a survey was done recently, it’ll be mentioned in the listing and available upon request.
A: The best source of information is the local county or state agency where the land is located. They can answer any/all questions you may have about the property.
